How to sell an Everton Park home
Selling off-market has paid dividends for an Everton Park homeowner, gaining at least $10,000 on top of what the residential market would have brought.
With development potential, the 86 Gordon Parade site sold for $747,000.
Getting in early and matching the property to a buyer from its extensive nationwide database of developers meant Best Use Real Estate was able to give the buyer exclusive first dibs at the property.
Brad Walker commented that they knew of a buyer searching in that area.
“We planned to take the property to market, but ended up selling it off-market for a very good price.”
“The property met the buyer’s wishes exactly and was quite rare.”
“To increase the feeling of scarcity we encouraged the buyer to deal off-market.”
“In the end, we got a price probably $10,000 or $15,000 over what would be expected if we took the property to the open market.”
The buyer really wanted this property and the seller, Des Winch, was able to sell quickly and plan his move to a new home.
Des said he owed a big thanks to Brad and the team at Best Use Real Estate.
“As it turned out, the offer exceeded my expectations and I decided to sell earlier than planned,” Des said.
“From that moment on, everything was done with a minimum of fuss, complete with constant updates from Brad.”
“A couple of small hurdles which he handled along the way made a huge difference during this stressful time.”
He was impressed with the Best Use team and knew he had made the right move in engaging their services.
It was with a lot of thought that Des made the decision to sell, what real estate agency to list with and when the best time to sell would be.
A life-changing situation arose late in 2017, and meant he was in two minds whether or not to sell his property towards the end of 2018.
After seeing some underwhelming prices achieved in and around Everton Park and an equally low property price estimate from a local agent, Des thought he might even have to stay a little longer.
Then he remembered seeing newsletters from Best Use Real Estate that were part of its letterbox drop campaigns. The company was offering appraisals and possibly better prices than anywhere else for properties with development potential.
“I thought: ‘I’ve got nothing to lose’. So I sent an email outlining my situation,” he said.
A prompt call, followed by Brad paying him a visit, changed everything.
“I’ve had virtually no experience in real estate and was quite nervous about the whole situation. Brad put me at ease with no pressure and explained everything.”
Because they had a buyer ready and waiting, Best Use was able to close the deal in a very short timeframe – less than a week.
Actually, an offer was made the next day.
Although Des had a price in mind that he couldn’t go below, Brad believed he could better the offer, subsequently bringing in the buyer’s second higher offer, which Des accepted.
“My word I was impressed,” Des said.
“Brad was really helpful and gave me the figures I wanted to hear.”
The property (over 800 square metres of subdividable land) was sold early this year – far ahead of the schedule Des had first been anticipating.
“Settlement was done on time and before I knew it, I was out looking for a new home away from Brisbane.”
So, it was a win for both the buyer and Des.
“I thoroughly recommend the services of Best Use Real Estate.”
