How did you find out about Best Use Real Estates’ Brad Walker?

“Well, we got a newsletter from Best Use Real Estate in the letterbox at the house that we wanted to sell in Mount Gravatt East,” said Alister King.
“At first I was a little sceptical about the newsletter’s content, but later on we found that it was true to what they said, that Brad Walker actually has a database of developers wanting to buy propeties like ours right now.
“Rather than have to go into deep cost of advertising, Brad and James can contact people that are on their database and just let them know that your house is coming up for sale.”
Alister, what’s your feedback to anybody else considering this approach?
“I strongly recommend it! Well, there’s no hassles. With normal real estate agents, they’re onto you all the time. We didn’t have that with Best Use Real Estate. They were true to their word, whereby if they felt that the offer was acceptable, they then contacted us.
“Every time they got an offer, they didn’t just jump on the phone and say, “Oh, we have this offer.” They knew our situation and didn’t waste our time or try to pressure us into accepting a cheaper offer.”
Alister why did you decide against using the Public Trustee to sell your property?
“Well, honestly, the Public Trustee under value, as far as I’m concerned. They valued our property for $660,000 and Brad sold it for $832,000. That’s a big difference selling for an extra $172,000.
“Public Trustee main objective seems to be to get rid of the property so that it’s done and gone.
“Even though Brad arranged a buyer pretty quick smart, by selling through the Public Trustee system, unfortunately several more weeks were added to the time it took to sell as we had to deal with a government department who are not in a hurry.”
“The Public Trustee is very slow and not easy to get along with, but we were lucky that Brad handled most of the stuff with the public trustee, as far as selling the house.
“For example, even though we chose to sell it through our own selected real estate agent, the Public Trustee still have to be kept informed as to what’s happening because by law they are the legal owners of the house.”
Alister, you didn’t just sign with the first agent you met. In fact you met with six agents. What were some of the reasons why you didn’t one of the other five agents?
“I ended up choosing six agents. Two of them I dropped off right from the word go,” said Alister.
“You could just get the feeling that they were on the phone, and even though we hadn’t even got to meet them, they wanted us to sign.
“To give you an example, we had a garage sale and one of the agents actually come to the garage sale. In other words he was sussing out people that were going to sell.
“The garage sale was on a Saturday morning. About one o’clock Saturday afternoon I got a phone call to see if I’d made a decision. And so that agent got dropped off the list straight away.
“We then went down to four agents. I organized a meeting with each individual agent at the house on different times and dates.
“And then I sat down with my wife Wendy, and Kerry and asked, “Okay, now each give me a one out of 10, what you thought of their proposal with regards to the meeting. Best Use were actually the last two that we had a meeting with and they just won hand over foot.”
“Brad was excellent as regards to real estate sales. James was more into legal matters. Because they had already looked into it with the Brisbane City Council as to how any developer would use the site, etc. They had it all on paper. They were prepared and knew their stuff.
So, Alister, what you’re saying is that the other agents gave you a sales pitch whereas Brad and James gave you a plan of action?
“We actually had the proposal from them both Brad and James before we even met them. It was a decent proposal. It just made sense to go ahead,
“The results speak for themselves, if we’d gone with the Public Trustee we would have sold for $660,000. Whereas, Brad and James sold our property for an extra $172,000. We sold for an amazing $832,000!”
