James, what do I need to know before selling my property to a developer?
“The first question we need to ask is, what can you develop on the property? Because what you can develop on it is intrinsically linked to what the value will be,” said James.
“The second point they need to know is what’s the value of the property to a developer. That’s impossible to know without knowing what can be developed on it.
“Finally, are there any constraints that are going to limit development?
“If there’s demolition control, you might not be able to demolish the house. In that case, the development may have to retain the house, or if there’s significant flooding over parts of the property, that may limit what you can develop on it.
“Because ultimately the value of the property to a developer, is completely linked to what can be developed on it.”
James, how do I find out the value of my property?
“Look, it’s generally a lot harder to find the property’s value than what the average person thinks,”
said James.
“You can’t just compare it to another house that’s sold in your street. Because the value is not based on a comparison of local properties, it is linked to what can be developed on that site.
“The easiest way to do this is to get us to prepare for you a development potential report. These reports
are free.
“The report will give you an analysis of what can be developed on a property, any constraints that may be present on the property could reduce the value of what can be developed, plus, they’ll give you a guide on what a developer is likely to pay for that property.
James, should I use an agent, or could I sell directly to a developer myself?
Look, it always seems like an excellent idea to sell directly to
a developer.
However, in my experience, very few property owners, when they sell direct to a developer, achieve a better result than if they engage a specialist agent to sell their property.
It’s complicated to know what the property is worth. And if you’re dealing with a developer who knows full well what the property is worth, they’re going to always try to screw you down on the price.
They’ll use all sorts of tactics to convince you that the value is much lower than it is. It’s just too much of a risk for a property owner to sell directly to a developer.
James, how much could I lose if I try to sell my property myself?
“I’ve seen examples range from $50,000 to as high as $400,000. To be conservative at a minimum a vendor could lose $50,000.
You need a specialist agent that understands development sites. An agent with a track record selling those sites who has relationships with all the developers.
A local agent may claim to have expertise in selling to developers , our experienec is that is rarely the case. As the old saying goes, “you don’t know what you don’t know.” A specialist agent knows the true value a property is to a developer.
